Collective sale of Nos. 163, 165, 167 & 169 Yee Kuk Street, Sham Shui Po, Kowloon sold at HK$260,000,000

Pursuant to an order for sale made by the Lands Tribunal under the Land (Compulsory Sale for Redevelopment) Ordinance, Nos. 163, 165, 167 & 169 Yee Kuk Street, Sham Shui Po, Kowloon (“the Property”) was sold by public auction. The Property was successfully acquired by bidder No.1 buyer Apex Intelligence Limited at HK$260,000,000.

The Property is situated on the south-western side of Yee Kuk Street, near to its junction with Pei Ho Street in the Sham Shui Po district. The locality is a residential area where developments comprise mainly aged tenement blocks with retail shops on the ground floor and high-rise residential developments. Majority of the ground floor premises are occupied by ironmongers and retailers of various trades, etc. Public transportation facilities such as public light buses, franchised buses and taxis are conveniently available in the vicinity. Sham Shui Po and Nam Cheong MTR stations are within 10-minute walking distance.

The Property comprises two pairs of tenement buildings, 1st pair being of 6 storeys sharing only one common staircase and the 2nd pair being of 5 storeys sharing two common staircases. The site area is 4,329 square feet or thereabouts. According to the Draft Cheung Sha Wan Outline Zoning Plan No. S/K5/38 dated 28 January 2022, the Property falls within an area zoned as “Residential (Group A) 6”.
