London Square Bermondsey – the new heart and soul of SE1

 Knight Frank has been appointment by London Square to launch Bermondsey – creating a vibrant new neighbourhood and a fresh beat to the heart and soul of SE1, one of the capital’s most fashionable districts and rated as the best place to live in London.

 
Award-winning developer London Square is delivering a major new neighbourhood to live and work that reflects the area’s unique blend of quirky old and new, arts and culture, artisanal and authentic, where people flock to highly rated independent restaurants and celebrate with Bermondsey craft gin and beer.  This new community will transform the 4.7acre former industrial site, once home to a tannery and food producers Crosse & Blackwell, who made their famous Branston Pickle there.

Stirling Prize-winning architects AHMM produced the overall masterplan for London Square Bermondsey, designed to capture the spirit of the district. The development comprises a collection of 406 homes, both private and affordable, flexible workspaces for small businesses and start-ups, contemporary art studios and gallery space in a collection of heritage and contemporary buildings, with garden squares, attractive landscaping and walkways connecting to the surrounding streets.  
 
London Square is launching the first £220m phase, The Tannery, designed by Coffey Architects. This comprises a striking new building, and the restoration and conversion of the original Tannery building, which dates from the 1920s and is a fine example of industrial architecture.  It will also provide new premises for Tannery Arts, an independent charity based in Bermondsey since 1993, which nurtures new artists and makes contemporary art accessible to the public through exhibitions and educational projects.  
 
In the new building, a spacious and light filled foyer is dominated by a dramatic, sculpted staircase, an extraordinary focal point for the entrance, where the concierge service is based.  It features one, two and three-bedroom apartments. All the apartments have a private balcony and many of the apartments and townhouses are dual aspect and, in some cases, triple aspect, ensuring maximum natural light and optimum views.  Open plan living rooms, incorporating sleek Siematic kitchens with Siemens integrated appliances, spacious dining and sitting areas, are perfect for relaxed, contemporary lifestyles. The two and three-bedroom apartments and the townhouses have stylish en-suite and family bathrooms and spacious bedrooms.
 
The original Tannery building has now begun a new chapter, with warehouse style one and two-bedroom apartments and a two-bedroom duplex, which retain the original character of the old tannery, combined with first-class contemporary specification. The interior spaces have been configured with Siematic kitchens with butler-style sinks and Siemens appliances, opening on to living and dining areas reflecting the industrial vibe, with black window frames and sliding lighting tracks creating a dramatic contrast with the bright, white interiors and timber flooring. 
 
Features include underfloor heating and audio systems, with speakers in the living room and master bedroom.  All apartments have private outdoor space, either a balcony or a private terrace. Video entry and a CCTV system is integral, as part of a Secure by Design initiative. A residents’ gym, equipped with the latest cardio and conditioning machines, is also provided.
 
London Square Bermondsey is the showcase scheme in a major regeneration plan for this part of London, set to bring thousands of new homes, schools, jobs, parks, public areas and two new tube stations for the Bakerloo Line extension.  Bermondsey Street is close by, where fashionable bars, restaurants, the iconic White Cube art gallery, the Fashion and Textile Museum, and independent shops can be found in spectacular, restored former industrial buildings. Borough Market, London’s famous food and drink market, noted for its specialist British and international produce, is a short walk away.  
 
Transport links are excellent, with Zone 1 underground stations at Bermondsey and London Bridge offering 24-hour tube services to the City and West End, good bus services and specially designed walking and cycle routes running close by. London City Airport is just over 20 minutes away, with good road and transport links to Gatwick and Heathrow airports.   
 
London’s world-class universities can be reached easily by bike or by tube.  For families with young children, the area has three outstanding primary schools and two outstanding secondary schools, rated by Ofsted.
