News from Knight Frank Hong Kong

Knight Frank appointed as Sole Agent for the Disposal of the Jessville Development at 128 Pokfulam Road through company sale

09 June 2022

Knight Frank, a global property consultancy, has been appointed the sole agent for the sale of Jessville Manor and the Jessville Tower (collectively “the Jessville Development”) erected on Rural Building Lot No. 324 through company sale. Nestling in the hills of Pokfulam, at 128 Pokfulam Road are two residential buildings comprising a well-preserved 91-year-old mansion now called Jessville Manor and a new block of flats called Jessville Tower.  Knight Frank now invites developers, consortia, investors and/or interested buyers to submit an Expression of Interest (the “EOI”) to indicate an expression of their interest in acquiring the Jessville Development through company purchase. The EOI should be signed, on a subject-to-contract basis, and submitted as an original by hand at Knight Frank’s Wan Chai office no later than 5pm on 22 July 2022.

Completed in 2019, Jessville Tower is a 14-storey residential block which offers 28 three to four bedroomed luxury units, where units have saleable areas of 1,358 and 1,431 sq ft.  Located in one of the most prestigious neighbourhoods of Hong Kong, the Jessville Development is also within one of the best catchment areas for international schools, which include the ISF Academy and the West Island School.  It sits on a hill in the mid-levels of Pokfulam, overlooking Sandy Bay and Telegraph Bay. The old garden has been extended with an infinity pool and play areas. Jessville Tower boasts a well equipped gym. Jessville Tower stands on a podium comprising a 3-storey car park that provides 33 car spaces and 2 motorcycle spaces. Each car space is equipped with an electric charger. Jessville Tower is to be sold on an 'as-is' basis with existing tenancies while Jessville Manor is to be sold with vacant possession.

Jessville Manor is regarded as architectural splendour worthy of historic interest. It was built by W.N.Thomas TAM Ngar-Tse, and named in honour of his wife, Jessie TO Pui-Chun, on completion in 1931. It has now been converted into 4 luxury apartments, ideal for a family wishing to occupy the entire building, or just part of it while leasing out the remaining units.

Antonio Wu, Head of Capital Markets, Greater China at Knight Frank said that the Jessville Development is located in Pokfulam, which is one of Hong Kong’s most upscale residential neighbourhoods with an unobstructed panoramic sea view. The 91-year-old Manor is a Grade III listed building full of history, and this type of project is rarely up for sale in the market.  Jessville Tower has a clear sweeping view of rolling hills and deep blue seas from every unit, and a high level of privacy. This is an extremely rare opportunity for developers, investors or even end-users to acquire a highly desirable residential development on the Hong Kong Island. We expect that this project will receive positive market response.

This news release is not intended to promote the sale of any of the residential units in the Jessville Development by way of asset sale.

In the event of any discrepancy or conflict between the English version and the Chinese version of this news release, the English version shall prevail.
