Hanwell Square

A thriving pocket of West London is the focus of Hanwell Square - a new gated residential scheme delivering 333 new homes, a community village square and cafes, flexible workspaces and shops over the next four years.

London suburb primed for city living, this lesser known pocket of West London is attracting first time buyers, professionals and families looking for value for money, outdoor space and excellent connectivity across the capital. Hanwell Square is the first landmark development within Hanwell.

Bordering Ealing to the West and Greenford to the North, leafy Hanwell will be firmly on investors' map with the the opening of Crossrail in 2021 bolstered by plenty of green spaces - Brent Valley offers 988 acres of open space with golf courses, a cricket club, allotments and canalside walks - and a vibrant 'village' centre.

Hanwell Square

Beginning construction this Autumn is Hanwell Square which will bring together 333 new homes, launched in two phases across three buildings.

The first 'Rose' phase, coming soon, will bring to market 104 private apartments - 14 studio apartments (seven studios will be offered to Londoners under the mayors ‘first dibs’ for Londoners scheme) 54 one-bedroom apartments and 36 two-bedroom apartments, alongside shops, workspaces and cafes focused around a village-style square and landscaped courtyards.

Interiors and outdoor space

Interiors have been curated by award-winning interior design practice No.12 Studio with top shelf features and materials including Silestone worktops, Bosch appliances, underfloor heating and engineered timber flooring.

All apartments will feature private balconies/terraces and Hanwell Square residents will have access to landscaped courtyard gardens and communal roof terraces. A residents' gym and concierge will be delivered in readiness for occupation of the first phase launch.

The rise of Hanwell

Riding the crest of strong interest from investors, families and professionals, Hanwell sits within the Borough of Ealing - one of London’s greenest boroughs with over 100 parks and green spaces.

Community spirit is evident here in the area's annual festivals and flagship events including the Hanwell Hootie and Hanwell Carnival - the oldest and second largest annual carnivals in London.

Quirky, independent shops, pubs, bakeries and cafes around Hanwell's heritage village and canal area is where 'Hanwellians' congregate on weekends. Hanwell Zoo is a popular attraction based in Brent Lodge Park. Known locally as the “Bunny Park” it is home to a wide range of animals including mammals, birds and reptiles.

Connectivity is one of the biggest draws to W7 - Heathrow Airport is 21-minutes from Hanwell Square by car or 14-minutes from Hanwell Station and will be 11-minutes away once Crossrail arrives in 2021.

Journey times to Central London will also be revolutionised with high speed train times averaging 12-minutes from Hanwell station to London Paddington and 24-minutes to Liverpool Street. Trains will run, on average, every five minutes at peak times.

Within striking distance are some of London's most attractive wards including Chiswick, Richmond and Kew as well as Brentford and White City with their mix of start-ups and business parks.

Imperial College - ranked 8th in worldwide - White City campus can be accessed in 24-minutes by underground alongside nearby White City House housed in the decommissioned BBC building.

Hanwell is served by the Piccadilly line at Boston Manor - a 15-minute walk from Hanwell Square - which connects to key transport links at Hammersmith, Green Park, South Kensington and Kings Cross.

Piggybacking off Hanwell's excellent connectivity is strong house price growth earning the area a lucrative roll call of investment credentials. According the latest Knight Frank research, house prices in Ealing have increased by 70% in the last decade.

Since Crossrail was confirmed in 2008, house prices in Hanwell located within a 20-minute walk of Hanwell Station have increased 61% according to the same research carried out by Knight Frank.

Rental values have swelled by 4.7% in the wider Borough of Ealing in the last five years with the area gaining momentum with renters looking for good lifestyle choices and short journey times to key work, education and entertainment hubs across the capital.

Families will be drawn to the excellent choice schooling; Ealing has, at time of writing, 82 outstanding or good primary and secondary schools in the borough, according to Ofsted.
