_Knight Frank successfully sold Jessville Manor, 128 Pokfulam Road
Knight Frank sold Jessville Manor, 128 Pokfulam Road, to Mr William Cheng Kai Man and Shun Ho Property Investments Ltd for HKD 207 million, giving this over 90-year-old grade III historic residence a new owner.
Jessville Manor is regarded as an architectural splendour worthy of historic interest. It was built by W.N. Thomas TAM Ngar-Tse and named in honour of his wife, Jessie TO Pui-Chun, on completion in 1931. The building, with a gross floor area of approx. 12,288 sq ft, has been converted into four luxury units, offering three to four bedrooms with saleable areas ranging from 2,248 to 2,960 sq ft.
William Cheng, Chairman of Shun Ho Property Investments Ltd said, “The residential market in Hong Kong has long been undervalued, and there is significant upside potential for Hong Kong as an international city. We feel exceptionally privileged to have the opportunity to own and maintain Hong Kong's most prestigious heritage building. This Manor is not just of marvelous architecture, it also stands as a witness to the history and developments of Hong Kong in the last Century. We are so honoured.”
Willis Mak, Executive Director, Head of Private Clients, Knight Frank Greater China said, “Jessville Manor, with its distinctive architecture and captivating history, is truly a trophy asset. We are confident in the market's upward momentum and eagerly anticipate further achievements with our exceptional team.”
Antonio Wu, Head of Capital Markets, Knight Frank Greater China said, “The removal of all cooling measures and the anticipated interest rate cut have unlocked the purchasing power of residential properties. We expect this would stimulate residential sales sentiment, attracting more local and overseas buyers, as well as investors, to make purchases. Given the limited supply and strong demand, we anticipate a gradual increase in luxury transactions. The tangible rarity of super prime residential properties maintains their significant investment appeal, which may further drive an increase in unit prices.”
Alnwick Chan, Managing Director, Professional Services, Knight Frank Hong Kong said, “We are thrilled to witness Jessville Manor achieving a significant milestone after over a decade of dedicated land advisory work on this project. Congratulations to the new owner of this exceptionally preserved building.”
